Points (Discount / Origination)

1 point = 1% of the loan amount, paid at closing.

Origination points are lender profit. Discount points buy down your rate — typically ~0.25% per point on 30-yr loans, more on short bridges. On a bridge loan, you're often paying 1.5–3 points upfront.
